In the first half of the past year, Sansiri closed sales on six luxury residential projects, with a total project value of 23.2 billion baht, including three projects under the Sansiri Luxury Collection: 98 Wireless, a super luxury flagship condominium, Sansiri Phatthanakan, a super luxury single house flagship, The Monument Thonglor, a luxury condominium in the heart of Thonglor, and luxury horizontal projects including Tiger Lane, a luxury home office in a prime location with rare feng shui, located in the heart of the Yaowarat area, along with Narasiri Bangna and Narasiri Phutthamonthon Sai 1.
A survey from Plus Property on the overall super luxury and luxury real estate market in Bangkok during the second half of 2019 found that the condominium segment had an average return on investment (ROI) of 7-10%, especially in the CBD area such as Wireless Road, with an average absorption rate of 0.4-6.0 units per project per month (2017-2019). The high absorption rate in 2017 was due to the launch of the '98 Wireless' project, while the high-end single house market showed interesting growth, with an average absorption rate of 0.14-1.08 units per project per month (2016-2019). The high absorption rate of 1.08 units per project per month was a result of the launch of the 'Sansiri Phatthanakan' project in the first half of 2018, while in 2019, supply from the development of projects in this luxury segment increased by approximately 43% from the previous year, with demand responding at a high rate of 58% in 2019.
